What Buyers Want Now

The design world moves faster than real estate trends, so staying current with what's coming helps both buyers and sellers make smart decisions. As we head toward 2026, I'm seeing some exciting shifts that are finally making their way from design magazines into actual home sales.

The biggest change? We're moving away from the cool grays that dominated the last five years. Warmer neutrals are taking over, and I'm thrilled about it. There's also much more pattern and texture coming into play – wallpaper is making a real comeback, and I'm seeing bold, saturated colors used in ways that would have seemed risky just a few years ago.

One trend I'm particularly excited about is color drenching – painting entire rooms, including ceilings and trim, in the same deep, rich color but using different finishes to create subtle variation. Think mossy green or deep navy blue enveloping a space, with matte walls and glossy trim. We actually did this before it was trending mainstream, and the results were stunning.

Flex spaces remain crucial, though their purpose is evolving. During COVID, everyone wanted home offices, but now that companies are calling people back to work, those spaces are transitioning into playrooms or guest rooms. Smart buyers look for rooms that can easily adapt as their needs change.

Outdoor spaces have become absolute game-changers. COVID accelerated this trend, but it's here to stay. Buyers want outdoor kitchens, multi-level patios with both dining and soft seating areas, fire pits, and hot tubs. It's about creating an outdoor extension of your indoor living space. You don't need to spend a fortune – even simple additions like Adirondack chairs around a basic fire pit can create that cozy, entertaining vibe buyers love.

For sellers, the key is staying current without going overboard. While the design world embraces bold patterns and saturated colors, real estate still requires broader appeal. The goal is incorporating fresh trends in ways that feel current but won't alienate potential buyers.

If you're thinking about selling, now's the time to evaluate whether your design choices feel dated. Light fixtures, paint colors, and even how you style spaces can make the difference between a buyer saying "interesting" or "next" in those crucial first few seconds.
