Madison, NJ Home Sales Are 30% Below Historical Norms: Why Inventory Stays Low
Home sales in Madison, NJ are running about 30% below their historical norm. For most of the period since 2005, the town recorded a steady 180 to 190 sales a year. Over the last couple of years, that number has settled at roughly 120 to 130. The reason is not a passing cycle. Madison is largely built out, and demand to live here remains strong.
How Many Homes Sell in Madison, NJ Each Year?
We reviewed Madison sales data going back to 2005. Transaction volume held steady at 180 to 190 sales a year for most of that period. The only notable exception was a dip to around 130 during the 2008 to 2009 financial crisis, and the market recovered within a few years.
Today's numbers look different for a different reason. The gap between 130 and 180 sales is about 50 homes a year, roughly 40% more activity. In a town of Madison's size, those 50 homes matter.
Active inventory tells the same story. Five years ago, Madison commonly had 38 or more homes listed at any given time, with occasional spikes to 58. This year, the count has stayed near 20, a clear sign of how sought-after the town has become.
Why Are There So Few Homes for Sale in Madison, NJ?
The train line shapes demand
Madison sits on a commuter rail line into Midtown Manhattan. From here, the ride is about 50 minutes. A couple of towns farther out, it becomes an hour and 20 minutes. Twenty or thirty minutes may not sound like much, but at the end of the day, you just want to get home. That preference concentrates demand in a select group of Morris County towns that serve the New York City job market especially well.
The towns are already built out
Those same towns are among the oldest in New Jersey. Madison has been continuously inhabited for more than 250 years, since the 1700s. Available land is scarce, and adding significant new supply is difficult.
Sun Belt markets such as Austin and Dallas-Fort Worth followed a different path. New construction there outpaced demand, which eventually produced a supply surplus and softer prices. Established commuter markets like Morris County hold their value precisely because they are so well located.
How Fast Do Homes Sell in Madison, NJ?
Well-priced homes in good condition sell almost immediately. A home listed on a Thursday routinely reaches its highest-and-best deadline by the following Tuesday. That is five days on market.
The MLS number can tell a different story, so it is worth a closer look. The Garden State MLS counts the coming-soon period, when no showings are allowed, as active market time. A home in coming-soon status for 10 days before going live may show 15 days on market, even though buyers could only see it for five.
What Low Inventory Means for Sellers
In this environment, pricing strategy is the most powerful tool a seller has. We often recommend pricing a home attractively, sometimes well below what a seller might expect, to create competition that drives the final price higher.
Sellers who invest roughly $10,000 to $15,000 in preparation and staging, then price below perceived market value, tend to see the strongest results. This year, one property received 41 offers, one sold 49% over asking, and another sold 50% over asking.
Nobody gets out of bed for a 5% off sale. A price that feels 15% or 20% below value is enough to bring buyers through the door, and enough to get them excited once they are inside.
What Low Inventory Means for Buyers
With around 20 active listings and well-priced homes drawing multiple offers within days, buyers who are ready to act decisively have the advantage. Seeing today's inventory as a lasting feature of the town, rather than waiting for a return to 38 or 58 listings, helps buyers make confident, timely decisions.
The Takeaway
Madison's low inventory is a matter of supply and demand shaped by geography, history, and the train line. Sellers who price strategically can turn that scarcity into a real advantage, and buyers who understand the numbers can move with confidence.
